To invest in a remodeling project that will improve your current living space and your home’s value for a potential sell, it makes sense to know which ones have among the highest return for your investment. An Angie’s List survey of home remodeling contractors and real estate agents reveals your best opportunities:

  1. Kitchen – Remodel this space and get the best return on your best investment. A major update could cost more than $20,000, but you can expect at least an 85 percent return.
  2. Bath – Keep current trends in mind: A large shower instead of the addition of a garden tub may serve you well, as will attention to classic features. A major update to a bathroom could cost less than $20,000, but yields an 84 percent return.
  3. Decks – A new deck can cost a few thousand to tens of thousands of dollars, depending on size and materials used. If the deck that you build is in good shape, your return could be more than 80 percent.
  4. Siding – Replacing or repairing your home’s siding can add instant curb appeal. You’ll likely spend at least $10,000, but you should get at least 80 percent back.
  5. Window replacement – Energy efficiency is a clear benefit to installing replacement windows. Cost depends on the number and type of windows being replaced. Expect a return on your investment of at least 80 percent.

Tips to hire a remodeling contractor

Follow this advice when hiring a home remodeling contractor:

  • Define your project and your budget. Think about what you want to accomplish and put ideas on paper before you start interviewing contractors.
  • Do your research. Check your contractor out on services like Angie’s List or the National Association of the Remodeling Industry.
  • Get references. If a prospective home remodeling contractor won’t give you references, move on. Ask references if they would hire the contractor again.
  • Know what is in the contract before you sign. Read the contract your contractor offers and pay particular attention to how change orders will be handled. Require the contractor to include a lien waiver, which covers payments to all subcontractors who worked on the project.
  • Get a "punch list." This is your list of items that must be complete before final payment is given.
