How to avoid potential problems with replacement windows
When it's time to replace your home's windows, the most efficient and cost-effective route is to work with a certified professional. Even for old-hands at do-it-yourself projects, window installers recommend not tackling this one by yourself. The primary reason is cost - if the installation is done poorly, it could create expensive repairs down the road.
Bad installation can compromise the effectiveness of even the best windows. Work with a reputable contractor who has good references, proper insurance, a solid business record and certified installers. Once the right person or company is found, assess your window needs. Typical considerations are energy efficiency, the level of maintenance required and a window's overall appearance.
While size, materials and other variables play a role in window replacement costs, expect to pay approximately $350 to $500 per window for vinyl replacement windows. This price includes installation. Wood-cased windows cost slightly more because of additional trim and stain work. For optimum energy efficiencies, be sure to discuss the nationally accepted Energy Star and National Fenestration Rating Council ratings with your contractor.
Keep an eye out on your windows
Professionals suggest inspecting your windows regularly. After installing replacement windows to your home, here are the items you should have on your checklist.
- Check to see if your windows are installed correctly, caulked and painted according to the manufacturer's specifications. This will protect the warranty. Wood frame windows come with a primer, but some manufacturers specify an additional coat or two of paint be applied. Not finishing these windows properly will lead to their deterioration. Ask your installer for the information.
- Routinely check the window joints for breakage, rust and decay.
- Inspect the window, the casing, the sill and the drywall or area around the window for condensation, mold or potential soft spots due to moisture.
- Be sure the windows open and close properly and completely. It's also a good idea to regularly check and work the locking mechanisms.
- Broken seals on insulated glass will be evident because moisture will gather between the panes or a haze may appear. If this occurs, the whole piece will have to be replaced with glass of the same size and thickness.
Routine care tips
- If your windows are dirty, clean them. Pollutants in the air will etch the glass if allowed to remain. Glass is porous and will collect the salts from hard water, so make sure that sprinklers do not hit your windows.
- If the tracks are dirty, vacuum them. Use a small paintbrush to break loose dirt. Wash with a soap and water solution, then rinse. An application of lubricant or wax may be recommended.
- Dirty screens can be cleaned using a vacuum cleaner with a brush attachment to remove the dust. They can be washed using mild soap and water or a nonabrasive household cleaner.
